My experiences with Nicholas Humphreys make them appear incompetent.

Me and my housemates have had to endure a year renting a student property, with a company who is a 'golden supporter' of the UniPol Code. This seems to just mean they get put on a list which makes them look good, but actually none of their practices, or indeed, houses, meet any of the code standards.

Right from our move in, we had issues; we only took the property on the agreement that new bedroom furniture and carpets would be installed prior to our arrival. Despite this being written into the contract, this of course did not happen, and took a full couple of months to get sorted out. Even then, Nicholas Humphreys seem to think replacing BEDroom furniture does NOT include beds, mattresses, desks, or desk chars. So, essentially, we got a bedside table and wardrobe. Even then, this was from a local discount furniture warehouse, and not the Ikea furniture originally promised.

As a result of the mishap, no inventory was ever completed, so no prospective tenants are quite sure what comes with the property. And I'm not entirely convinced the agent does either.

The main issue seems to be Nicholas Humphreys likes to pass on the blame, and not take responsibility for their own mistakes. I arrived into a dirty house that clearly was in a state of disrepair; the issue was not as the agent claimed 'the age of the property', but the fact that every contract is for 52 weeks, so there is no time between contacts to carry out essential maintenance. This was proved when about two months into the contract, THE KITCHEN FLOOR COLLAPSED. The floor joists were not connected to the wall, and contractors pointed out that this had been the case for a while.

Fair enough, these things sometimes happen, but Nicholas Humphreys decided the best course of action was to keep us in residence whilst the kitchen was ripped out for a week. No attempt was made to either offer alternative accommodation, alternative cooking facilities, or even a simple reimbursement of rent for the week affected.

Just to give an idea of the poor state of repair of the house, which is largely due to maintenance and inspections not being carried out by the agent carefully enough, here is a list of things that have gone wrong with the property over the last 10 months:

-Kitchen floor collapse; replacement of kitchen
-new carpets required
-new bedroom furniture required
-fridge freezer broke
-Microwave blew up
-half of the provided chairs were rated at 50kg and therefore collapsed whenever anyone sat down
-sofas were old and completely broken and needed replacement
-bathroom leak
-Front door was not fit for purpose and needed replacement

Clearly this called for an official complaint, but there appears to be no official procedure in place to do so. It took several months to get to the bottom of how exactly to complain, and even then, little was done other than offering 1/3 rent back for the affected week (which still has not been paid more than 6 months down the line). It seems odd that the website for the agent also has no place to submit feedback, and I don't seem to have been able to find any review less than 4 stars on the website. Since the complaints procedure is also not on the website, I would advise not being taken in by the ratings and plethora of awards the company seems to have acquired.

Whenever issues arise, it can take several weeks to get an email response, and it seems like pot luck whether anyone will turn up to the property when we are given notice of a visit. Sometimes, when anyone does arrive, no notice has been given beforehand, which goes against basic regulations. It is understandable on the odd occasion that this might happen, but after several such occurrences, and expression of my dissatisfaction, nothing changed.

Twice, our property manager has changed, when members of staff have moved on, and on neither occasion were we told about the change. Hence, further delays in responding to requests, as a first port of call for maintenance.

I have no qualms with any particular member of staff, just how the company operates as a whole. As, I mentioned, there is always someone or something else to blame, whether it be the outgoing house manager not living up to the company's 'high standards', or the property being 'old'. We are constantly reminded of how generous the landlord has been, and I accept and appreciate their help. I feel sorry for their requests not being implemented to a satisfactory standard by the agent.

In summary, Nicholas Humphreys are slow to respond to requests, and care more for bringing in rent for a whole year than making sure properties are fully maintained. I would advise looking elsewhere for any property services, especially student rental properties. I have lost my trust in the company, and after all the empty promises, I will ensure to steer clear of their services in future.
